Minimum building separation distance for residential activities Any new residential building or addition to an existing residential building must provide an 8m separation distance between buildings located on the same site, as shown diagrams below. Assessment criteria where the standard is infringed: The extent to which a reduced setback will increase dominance and shadowing related effects on residential units within the development site; and Dominance, privacy and shading effects on adjoining sites.
