Maximum gross floor area The maximum gross floor area on any site adjoining any Residential Zone must not exceed 4,000m2. Assessment criteria where the standard is infringed: The extent to which the additional floor area is necessary to provide for functional needs or operational needs of the activities on the site; and Dominance, privacy, and shading effects on adjoining sites.
